The Sumner County Appraiser’s Office will be mailing Change of Value notices by March 1st of 2018. Therefore, the Board of County Commissioners feels that it is our duty to bring to the property owner’s attention that you will be seeing another increase in the Agricultural “use value” of your properties.
Please remember that the Director of Property Valuation, State of Kansas is required by state law to annually determine that value of agricultural land.
It is based on the productive potential directly attributed to the natural capabilities of the land. It is not based on a fair market value like land that is purchased for development.
Dryland Crop is seeing an average of a 5% increase.
Irrigated Crop is seeing an average of a 13% increase.
Tame grass is seeing an average of a 10% increase.
Native grass is seeing an average of a 9% increase.
These increases are determined by the eight year average of landlord’s net income and expenses from 2009 to 2016.
Values on specific properties may not follow the average for a number of reasons (i.e. change in use, total acreage change in use, etc.) Therefore, some properties will see increases and some will see decreases.
